I had a couple come to me recently set on buying a resale home in Sherman. We looked at a handful of options, and nothing quite clicked the layout was off, the price didn't match the condition, something always felt not-quite-right.

So we pivoted and started looking at new construction, mostly because I wanted them to see what was out there. Neither of them thought it was realistic for their budget. That's the assumption I hear constantly that new construction is automatically more expensive than resale.

It's not always true, and it wasn't true for them.

With the incentives builders are currently offering in Sherman, their new construction option actually came in cheaper than the resale homes we'd toured. Same budget, newer home, better fit once we ran the real numbers side by side.

That's exactly where Sherman is right now. Inventory is up on both sides resale and new construction which means buyers have more room to find the right fit instead of settling. If you assumed new construction was off the table for you, it might be worth a second look.
